Oh, just noticed this was referring to number II...
I haven't tried number II.

Number I was really repetitive. Your enemy that you fight 90% of the time only has one behaviour (run in a straight line towards you). You only have two gun types. (Yes, you get upgrades, but they're still a shotgun and an automatic. The hunting rifle doesn't count because it's not a gun, it's a deathtrap for the wielder.) Every so often, you get attacked by a special, which if you're playing properly you melee-bash to death immediately.
In Versus, the Infected have huge respawn timers and only one real action each (suicide attack). In addition to this, the nature of the campaigns mean that you can still have half an hour to play and have a team that mathematically cannot catch up with their score.
The 'AI Director' was a great marketing ploy, but it turned out to be little more than a random number generator that determined whether you got weapons on one table or on another table later on.

The main problem is that there is little variation in interaction. Since there's only two guns and one type of enemy that fills almost all playtime, there is a hard design cap to the amount of gameplay variety and fun you can have.
